A very crude floor plan concept for 20 homes follows
‘Rough’ Conceptual Study of multi-generational homes - privaste
community in a coastal resort setting - with a scenic private trail
system connecting three secluded private recreational areas, including;
a gym/recreation facility, community office and conference facility,
pavilion with BBQ including Kitchen facilities, and a tot lot
The buildings were designed to maintain total salable square feet while
providing the flexibility for each to contain two to three homes plus
Guest/ADU/Office/Flex Space. -- Current study provides for majority of
building pads to be attached into a single structure for flexibility to address
building codes, while maximizing character of being separate homes.

Large second bedrooms with private baths and terraces.

Retaining between floor levels and at rear garage maximize viewable walls
onto ocean and back country views as well as terrace and yard access

Wall of glass doors seamlessly transition onto terraces and adjacent natural
terrain.

The site was designed to maximize its unique private coastal hillside community

Slope was taken up by garage wall (not shared with living space) to reduce cost
by using the side wall to add structure.

Other retaining uses a local supplier http://www.soilretention.com for
“Plantable”Geo Grid Walls including on lower level to provide to provide views
and access to a shaded patio

Hemingway lined with jacaranda and Asian pines to enhance private setting
and providing light to enter home’s windows during winter.

Entry road incorporating a public view area to share with neighbors,

private trail adjacent to an expansive open-space preserve provides homes
with a scenic walk connecting three secluded private recreational areas,
including; a gym/recreation room, community office and conference facility,
pavilion with BBQ with kitchen facilities, and tot lot.
